It’s confirmed: Kate Middleton and Prince William are moving their family to Forest Lodge in Windsor Great Park, trading their current base at Adelaide Cottage for an eight-bedroom, Georgian-era home set in expansive parkland. The Sun has reported that the property is valued at around £16 million (about A$33 million), with features said to include a tennis court and a pond.
The couple have spent three years at Adelaide Cottage, chosen in 2022 so George, Charlotte and Louis could attend Lambrook School nearby. Forest Lodge keeps the children close to school while giving the family extra space and privacy—without the pomp of a palace. The relocation follows a challenging period for the Waleses. In March 2024, the Princess of Wales received a cancer diagnosis, while Harry’s father, King Charles, also received a cancer diagnosis this year. Meanwhile, reports of ongoing tension between Prince William and his brother, Prince Harry, are rife; it seems like the royal couple may be looking for a place to escape. In January 2025 she said she was in remission. Speaking at Colchester Hospital on 2 July 2025, she described recovery as “a roller coaster”. She acknowledged the often-overlooked, difficult phase after treatment: “You put on a sort of brave face, stoicism through treatment… but actually, the phase afterwards is really, really difficult.”

Visiting Colchester Hospital in Essex on July 2, the Princess of Wales, 43 shared her challenges with staff and patients. “You put on a sort of brave face, stoicism through treatment. Treatment’s done, then it’s like, ‘ I can crack on, get back to normal,’ but actually, the phase afterwards is really, really difficult.” “You’re not necessarily under the clinical team any longer, but you’re not able to function normally at home as you perhaps once used to,” the Princess of Wales continued. “And actually, someone to help talk you through that, show you and guide you through that sort of phase that comes after treatment, I think is really valuable.” “You have to find your new normal and that takes time…and it’s a roller coaster, it’s not smooth, like you expect it to be,” she said. “But the reality is you go through hard times.”

The move to Forrest Lodge hasn’t been without controversy. Sources close to two families have spoken to the British press after being asked to leave their homes near the country mansion. The cottages were once Forest Lodge’s stables and the tenants were “surprised” to be asked to leave. A source told the Daily Mail: ‘They were told to move out. I guess they were given somewhere else, but they were told they had to move. ‘They were not expecting it. Those houses are very close to the lodge, so they’re not going to want any Tom, Dick or Harry living in those houses if there are going to be royals there.’ It is understood the stable dwellers have been found more appropriate lodgings. Reportedly, the royal family plans to make Forest Lodge their primary estate even after Prince William becomes king.
